We use commercial grade sealcoat mixed to the manufacturers specifications to give your driveway a beautiful black coat that your neighbors will envy. Offering a brushing application and spraying application allows us to sealcoat to your preference. We also add sand and special additives that help to add longevity and traction to our sealcoat. The additives we add to our mix help the sealcoat to cure faster and dry blacker. Pride goes into every job that we do and we do every driveway like it was our own!
Sims Sealing will work with your schedule to get the project done with as little inconvenience to you as possible! Here is how the typical project will be completed. Please remember, each sealcoating project is different and some require alternate procedures. Please understand that the weather plays a big part in what day we are able to do the project. If we do not feel that the sealcoat has time to properly seal and cure before rain we will ask to reschedule. This ensures the highest quality product with the longest life for our customers.
1. Once Sims Sealing has received a call/email from you we will schedule a time for us to come look at the project and you will receive a quote for the price that day
2. Next, we will schedule a day that works for you for us to come complete the project.
3. We start out by cleaning the entire driveway/parking lot by blowing it off and getting any loose dirt off of the asphalt. We address oil stains by applying oil stain treatment as necessary.
4. Next we will edge the driveway/parking lot as needed and finish up with any other prep work before sealcoating begins.
5. The next step is to start sealcoating! Once we are done sealcoating we will tape the driveway off so that no unwanted foot or car traffic is on the wet driveway.
6. We ask that you keep all foot traffic off of the driveway for 24 hours and all car traffic off for 48 hours. During the fall when the weather has cooled down we may ask for a longer period of no car traffic to ensure maximum curing of the sealcoat.

Sims Sealing provides services for hot rubber crack sealing. Making sure cracks are filled in your driveway or parking lot is essential to preventing more cracks from forming. Crack fill provides a water tight barrier so water does not penetrate under the asphalt. Asphalt will expand and contract during the freeze/thaw cycles of winter. If water is allowed to penetrate into the cracks the result is further cracking of the asphalt which will end up costing more in your repair bill when you address them in the spring. Sealcoating your driveway will help prevent cracks from forming but once they are present sealcoating is not enough to prevent the cracks from spreading. The cracks need to be filled with a crack fill to prevent further cracks from forming and extend the life of your asphalt.
We also provide services for any asphalt repair that you may need. We offer cold patch asphalt repair as well as hot asphalt repair.
Cold Patch is more economical for the homeowner but does not last as long as hot asphalt repair. To perform a cold patch repair first we remove all loose asphalt in the area. Next we clean out the area of any debris such as loose rocks, dust or crumbling asphalt. We then pour the cold patch in the area and smooth it out. The last step in the process is tamping the patch. Tamping the patch ensures that it is compacted and flat with surrounding asphalt. It should be noted that this is not a permanent fix to the asphalt. Cold Patches typically last for a year or two and will need replaced when the cold patch starts to wear away.
Hot Asphalt Repair requires a more in depth procedure than cold patch repair. First we start with saw cutting out the damaged asphalt in the desired area. The next step is to clean out any debris from the area and apply a tack coat so the hot asphalt used in the next step will adhere properly. Then we pour hot asphalt into the area and spread it flat. We then use a roller to compact and smooth the asphalt. We ask that all car traffic be avoided on hot asphalt repair for at least 24 hours so it has plenty of time to set up and no tire marks are made in the asphalt during the curing process.
We also provide services for Concrete pressure washing and sealing of : driveways, walkways, pavers and patios. We seal broom brushed concrete, exposed aggregate and stamped concrete.
We pressure wash all concrete surfaces before sealing to ensure a great seal from environmental factors. On driveways use use a large commercial surface cleaner to provide a more consistent clean without those pesky pressure washer lines!
We use a water based concrete sealer for most driveways to ensure that we do not make the concrete more slippery. We also offer oil based sealer for exposed aggregate and stamped concrete to add extra shine. The sealer protects against harmful UV rays, oil drips, gas, tire marks and many other harmful substances. Sealing the concrete provides a water barrier which helps prevent it from cracking during the freeze/thaw cycles. Sealing your concrete can add many more years to your driveway and we all know they are expensive, so make sure you protect your investment.
Sims Sealing uses a two day process for all concrete sealing to ensure the concrete is completely dry and ready for sealing.
Day #1
1. Once Sims Sealing has received a call/email from you we will schedule a time for us to come look at the project and you will receive a quote for the price that day
2. Next, we will schedule a day that works for you for us to come complete the project.
3. On the scheduled first day of the project we will use a commercial surface cleaner to pressure wash all concrete. The surface cleaner ensures a consistent cleaning without the streaking that is common when using a pressure washing wand. We are then done for the day and will pick up all equipment and come back the following day to seal.
Day #2
3. On day two we blow off the concrete with hand blowers to remove any debris and then start sealing.
4. We apply a heavy coat of water based sealer for broom brushed concrete to ensure that the sealer penetrates into the concrete. If the project is stamped concrete or exposed aggregate we will spray a oil based sealer on all surfaces and then back roll the surface with a paint roller to ensure no puddling. The water based sealer (broom brushed concrete) and the oil based sealer (stamped, aggregate) are very different. The water based sealer can puddle and will all soak in but the oil based sealer will not look good if left to puddle.
5. We then will tape off the driveway so there is no car/foot traffic on it. We ask that there be no foot traffic for 24 hours and no car traffic for 48 hours to ensure that the sealer has time to dry and adhere to the concrete.

Sims Sealing knows we all have questions sometimes so we are here to answer all of your questions whenever you need us! Here are some of the more common questions we get asked. If your question is not listed please feel free to give us a call or email us and we will be happy to give you an answer!
Question: How long does the sealcoat take to dry?
Answer: We ask that you allow 24 hours before having any foot traffic on the driveway and 48 hours before any car traffic. In the colder months we may ask for more time because sunlight and temperature play a big part in the drying and curing process.
Question: How often do I need to have my driveway sealed? / How long does the sealcoat last?
Answer: You will be able to see when the sealcoat starts to wear off because those areas will not be black like the rest of the driveway. If for some reason you aren't sure give us a call and we will be happy to come look at it and give you our opinion. Our sealcoat should last 2-3 years and if it starts to wear off before the second year for some reason, just give us a call and we will come fix it for free! Question: How do you apply the sealcoat? Do you use a brush? Spray? Squeegee?
Answer: We use a 48'' brush for all driveway applications. Using a brush in our opinion looks the most professional and leaves the most material on the asphalt and gives our customers the most for their money. Think about it, when you want to get water off a window you would use a squeegee, right? That is taking the most sealcoat off the asphalt and leaving a much smaller amount of material. Using a brush we actually push a puddle of sealcoat over every inch of the asphalt which leaves a much thicker coat and professional look. To apply a sufficient amount of sealcoat using a spray application you would need to apply two coats and it still does not get into the small cracks and crevasses like a brush application does.
Question: What do you charge per square foot?
Answer: There is no set rate per square foot and all jobs very in price depending on many factors. Some factors are: condition of the asphalt, hours in labor (prep work & application), Size of the project, Application Method, Number of Coats etc..
Question: What if it is forecasted to rain on our scheduled day?
Answer: If it is scheduled to rain we will give you a call and reschedule for a day that works for you either the current week or the following week.
Question: What if it rains soon after the driveway is sealcoated?
Answer: It really depends on the weather and the amount of rain that comes as to how long the sealcoat will take to dry. We try to avoid any rain getting on a freshly sealed driveway for 24 hours but pop up storms sometimes stop us from being able to do that. Please give us a call and we will come back and look at it and if even some of it has washed away or we think it needs resealed we will schedule it to be done as soon as possible for free. We want a quality lasting product for our customers and will do our best to ensure you are happy!
Question: If I can get a neighbor or two that schedules the same day, will I get a discount?
Answer: Yes! We love to have jobs that are close together and if you can get someone close to you to schedule with us the same day it saves us travel time and gas. We pass the savings on to you!
Question: How long do I need to keep your sign in my yard?
Answer: That is completely up to you. We like it when a client is willing to keep them up for a week or two but after all, it's your yard! If you get tired of moving it when mowing you can give us a call to come get it or just pitch it in the trash! We thank you for letting us put a sign in the yard!
Question: Does Sims Sealing offer a military discount?
Answer: Yes! We are proud of our active duty and veterans and are happy to give a 5% discount on all asphalt and concrete services. We thank you for your service!
Question: Do I get anything for referring someone to your company?
Answer: Yes! If we get a scheduled appointment because of your referral we will give you money off of your next project with us! The amount you get off your bill depends on the price of the project scheduled. You can get $25 off for any project $200 or less, $35 off for anything $201-$299, $50 off for $300-$500 and $75 off for anything over $500.
